Legana Town Centre & Township Structure Plan

The Legana Town Centre & Township Structure Plan, is a long-term strategic framework that will guide how Legana grows and evolves over the next 20 years.
Legana is one of Tasmania’s fastest-growing areas, with forecasts showing the West Tamar region will welcome more than 7000 new residents by 2045, many of whom are expected to settle in Legana. To meet this demand, the updated Structure Plan sets out a clear vision for sustainable development, improved infrastructure, and enhanced community facilities.
Why is the plan needed?
The previous Structure Plan was prepared in 2014 and no longer reflects current conditions or future needs. Without action, Legana faces a shortfall in residential land supply within two decades. The new plan identifies opportunities for housing diversity, retail expansion, and improved public spaces.
Key growth precincts include:
- Legana Town Centre: Expansion opportunities through relocation of the recreation precinct, enabling new retail, commercial spaces, and apartment-style living.
- Bulman’s Brook Precinct: Potential for up to 1,000 new homes, local business hubs, and open spaces around the existing lake.
- Muddy Creek Precinct: Limited rezoning of Rural Living land to General Residential along Bindaree Road to support growth.
- Western Highway Precinct: Initiatives to introduce limited Inner Residential zoning and review allotment sizes for better land use.
- Southern Precinct & Innova Business Park: The most significant growth area, offering diverse housing options, an expanded school complex, a new regional recreation precinct, and additional commercial land.
